Gregory D. Soule is a partner practicing in the firm’s Real Estate section. His work is primarily transactional, including acquisitions and sales, loan workouts, Section 1031 exchanges, office and retail leases, and construction and permanent financing.
Greg also has extensive experience in real estate development, obtaining zoning and subdivision approvals from local municipalities, as well as wetland and environmental clearances. Greg served on a city planning commission for 10 years, has assisted municipal clients with zoning and real estate matters, and has made many appearances before planning commissions and city councils. He has also advised clients on regulatory and land use issues related to alternative energy projects.
Greg works with developers, individual investors and financial institutions. He has assisted in the purchase, financing and sale of over 70 apartment projects, including advising on ownership structuring issues. Greg has also assisted clients with office/warehouse buildings, restaurants, shopping centers, churches, hotels, telecommunication towers, senior-assisted living residences, and marinas. He has represented local banks and national lenders in permanent financing transactions.
Recently, Greg assisted the owners of a 300 acre residential development in revitalizing their project, by renegotiating municipal development agreements, restructuring three existing mortgage loans, and negotiating the buyout of minority share holders.
Greg is a real property law specialist, certified by the Minnesota State Bar Association since 1990. He has been recognized by Minnesota Law & Politics as a “Super Lawyer” since 2003.
