Greg Soule is a partner
practicing in the area of real estate, and chairs the law firm's
real estate practice group. His work is primarily transactional,
including acquisitions and sales, exchanges, leases and construction
and permanent financing, for developers, individual investors and
financial institutions. He has assisted clients with apartments,
office-warehouse and office buildings, restaurants, shopping centers,
churches, hotels, telecommunication towers, senior assisted living
residences, and marinas. Greg has extensive experience in real estate
development, including zoning and subdivision approvals from local
municipalities, and wetland and environmental clearances. Greg served
on a city planning commission for ten years, has assisted municipal
clients with zoning and real estate matters, and has made many appearances
before planning commissions and city councils.
- Advised a commercial developer in the construction,
leasing, financing, and sale of approximately 20 office-warehouse
buildings containing over 1 million square feet
- Represented local banks and national lenders
in permanent financing transactions
- Assisted partnerships and individuals
in the purchase, financing, and sale of over 50 apartment projects,
many with values in excess of $10 million, including advising
on ownership structuring issues
- Represented an individual investor in the acquisition
and/or sale of over 20 stand-alone restaurants, and assisted a
business client in the development of approximately 20 Jiffy Lube
and Car-X Muffler sites
- Recognized by local office
of a major national title insurance company as having one of the
most sophisticated and active like-kind exchange (Section 1031)
practices in Minneapolis
- Reviewed and negotiated “Phase I”
and “Phase II” environmental reports, and advised
on investigation and remediation of asbestos, mold, solvents,
gasoline and fuel oil contamination
