Jim Christenson
is a member of the firm's Commercial Real Estate Lending and Business
Law practice areas. His main areas of concentration include
commercial real estate related transactions, including loans, purchases,
options, leasing and land development matters.
Jim represents
institutional lenders, including banks, insurance companies, mortgage
bankers and real estate owners and developers, both as borrowers
and lenders in connection with real estate and other commercial
transactions including numerous multi-state lending transactions.
He has significant experience with enforcement of real estate
remedies, including foreclosures and receiverships. Jim can
serve client needs in all states and in multi-state transactions.
Jim has represented
various lenders in numerous condominium/townhouse project as well
as other commercial, industrial and retail construction loans.
He has also represented sellers in connection with several multi-million
dollar commercial property sales, including 1031 exchange transactions.
Other experience includes representation of a lender in a
$50,000,000, ten property, Maryland Indenture Deed of Trust transaction,
representation of a lender in a $15,000,000 construction loan for
a multi-family senior housing project in the State of Florida, and
representation of a developer in connection with the acquisition,
leasing, land development and financing aspects of a $7,000,000
retail center anchored by a grocery store. In addition, Jim
has represented lenders in numerous $1 to $10,000,000 financing
transactions in the financing of industrial, warehouse, office and
retail properties.
For several
years, he has provided pro bono assistance to a statewide church
umbrella organization. He has twice been named a Super Lawyer
by Minnesota Law & Politics.
Jim has been active in a number of civic activities.
He has served as a member of the Planning Commission for the
City of Saint Paul and served on the Woodbury Planning Commission
and Woodbury Economic Development Board. He was a Lieutenant
in the U.S. Navy on active duty from 1968-1972.
